New Plymouth's Hayman QS - Quantity Surveyors - Commercial Projects

COMMERCIAL CONSTRUCTION

Quantity Surveyors are experts at building projects costing. Involved at every stage of a building’s development, quantity surveyors work closely with architects, engineers and other members of the building team to ensure that a building is designed and constructed within budget, from concept to completion.

The appointment of a professional Quantity Surveyor is the most far-reaching decision that can be made in relation to the successful financial management of a project and should take place at the inception of a scheme.  A Quantity Surveyor will provide clients with accurate construction financial management services on all types of projects, big or small.

Preliminary Cost Estimates and Elemental Estimates:

Ensuring your design meets your budget and providing your designer with budgets to work within, establishes a baseline to develop the best possible financial outcome.

Elemental estimates, for all types of construction projects, provide you with costs inclusive of labour, materials and sub trades values, contractors margins, building consent and professional fees to within 10% of the construction cost and can often be completed within a week.

You need to know the costs of all renovations and areas of your construction. Make sure you get all the cost planning and estimates needed so your project is well organised and there are no surprises at the end.

Contract Documentation:

Contract and construction documentation is a huge part of the construction process. Contracts can be very difficult to understand and customers can be left not knowing their position. There’s subcontractors contracts, variations / adjustments to administered, programme and co-ordination of imported plant. Progress claims and retentions and off-site claims to administer.

Documentation can change at any time, but all parties to the project must be kept fully informed to avoid unnecessary cost escalations. There is seldom a project where a change of some nature does not occur, whether due to ground conditions and the unforeseen or a forced change due to a legislative update.

Construction Services – Project Pricing:

One of our services is to provide trades with assistance in tendering and pricing projects.

Below we outline a breakdown of the five portions which are required in pricing a project, we are able to offer all service, or just the first one, depending on your needs / preferences.

1. Measuring Quantities : depending on the nature of your business we measure quantities for excavation, demolition, reinforcing, concrete works, carpentry, plasterboard linings, site works and portions of sub trades, possibly installation of joinery etc.
2. Rating Labour : we use the above quantities to calculate labour values, considering risk factors and complexity of works to arrive at a total “productive hours” for the project.
3. Materials Assessments : we analyse materials lists provided by suppliers to ascertain the best possible outcome for the tender, the smallest of savings can add up over the total quantities required on a project.
4. Analyse Subcontractor Submissions : based on the knowledge gained from mentally constructing the project upon measuring quantities, we are in the best position to assess subcontractors submissions for completion and value manage any tags as required.
5. Tender Submission Documentation : preparation of final figures and clarifications for the tender documents, ensuring all risk items are addressed and assessed for Preliminary and General costings. Preparation of schedules as required in the contract documents can be complex and time-consuming.
